When is your next trip to the Caribbean? Our villa's rental calendar below shows the current availability for Kiwi Cliffs. NOTE - this calendar is in real-time and always up to date!
Requested - If a week is "Requested" it has not been reserved yet, but somebody has completed our reservation form and has made their intentions to reserve the villa.
You may still submit a request for any week that is "Requested". If the preceding person fails to pay within 24 hours notice of us receiving your request, you then may reserve the villa.
Reserved - Reserved means that at least a down payment has been made for the rental. This may fall through, and you can always check back, however you can not book a week when it's reserved.
Available - The villa is all yours! Simply click on the date you wish to request and submit the Reservation Form.
Too Far Out - If a date is marked "Too Far Out" it means that we are not taking reservations that far in advance. Our maximum amount of days you can book in advance is currently set to 280 days. The dates are open but just not available to be reserved at this time.
Kiwi Cliffs Rates
The following is the current rate schedule for the Kiwi Cliffs. Rates may change without notice so please contact us if you have any questions. Check-in times and days for our rental is no sooner than 3:00 PM on the check-in date. Check-out is 11:00 AM.
Please note, as Kiwi Cliffs is a new rental - we have discounted the prices to attract new customers. You will find that our prices are very reasonable when compared to
similar rentals with the same location, size and amenities.

Kiwi Cliffs accepts all major credit cards.
Payment and Cancellation Policies:
Half of your total payment is due within 5 days of booking to confirm your reservation. Failure to make this payment subjects your
reservation to possible cancellation without notice to you. The balance due of rent, Government Hotel Tax (10%) and damage deposit
must be paid in full at least 45 days prior to your arrival. Only ONE credit card will be accepted from a rental party for villa payment.
If you cancel more than
45 days prior to your arrival date, 80 per cent of your total rent will be refunded to you and 20 percent of your total rent will be
retained by Kiwi Cliffs as full liquidated damages. Cancellations within 45 days prior to your arrival date may be subject to forfeiture
of 100% rental fee, unless we are able to rebook your rental dates. If your dates are rebooked at the same rate, then you will be
subject to a 20% of the total rental fee administrative charge. Refunds due to last-minute reductions in the total headcount originally booked will only be
considered on a case-by-case basis when requested within 45 days of your arrival. Booking requests made within 45 days of your arrival require 100% to be paid within 5 days of the request.
Cancellations may be made by the owner due to unforeseen
issues with the home, bad weather and/or sale of the property. Owners will
offer a full refund or attempt to relocate reserved guests in a like-kind or better villa.
ALL RENTAL RATES AND SEASON DATES ARE ALWAYS SUBJECT TO CHANGE. Rates listed do not include GOVERNMENT HOTEL TAX (10% for U.S. Virgin Islands)
or the refundable damage deposit.
